Welcome to Ohio County Assessor's Office
The goal of the County Assessor is to work towards every real property being fairly and equally assessed. Assessing officials must follow the rules of the Department of Local Government Finance (DLGF) in all assessment or reassessment of real property. The mission of a reassessment is to inventory, verify, and value all real estate parcels. This process distributes the property tax burden in a uniform and equitable manner. Mass assessment is not perfect, so we encourage property owners to review their assessments. You may access your property record card on our GIS website, or come into the office for a copy. We welcome any questions and/or concerns.
The Assessor is also responsible for evaluating personal property returns for a farm or business operating within the county. Personal property values are assessed January 1 of every year and are self-reported by property owners to the County Assessor using prescribed state forms. The completed personal property return must be received or postmarked no later than May 15.
If you have less than $2,000,000.00 in acquisition costs on 01/01/2026, AND file a timely 2026 return, you will no longer be required to file UNLESS you acquire additional personal property which would put you above the $2,000,000.00 exemption threshold.

Cyclical Reassessment Cycle 2027 – 2030
The statewide cyclical reassessment begins July 1, 2026, for the 2027 Pay 2028 property taxes, and the next four years as required by law.
During statewide reassessments, county assessors or field staff physically inspect each property to ensure that records are correct. Inspection accomplishes confirming the data used to value the property. For example, does the property still have a free-standing garage and an in-ground pool? Is the building on this property still 1,200 square feet, or has it increased or decreased in size? By confirming this information, assessors can ensure properties are properly valued. Updated photographs are taken of dwellings and new buildings as well.
Starting July 1, 2026, assessing officials will reassess approximately 25% of the parcels in their jurisdiction each year over a four-year timeframe. Ohio County’s Reassessment Cycle is as follows:
2026 for 01/01/2027 Assessment: City of Rising Sun parcels.
2027 for 01/01/2028 Assessment: Randolph Township
2028 for 01/01/2029 Assessment: Cass & Pike Townships
2029 for 01/01/2030 Assessment: Union Township
